General Booking, Payment and Cancellation Conditions

1. Parties to the contract

These General Conditions govern the contractual relationship between:

The contract is governed by the Spanish Urban Leases Act 29/1994 (LAU), the Region of Murcia Decree regulating tourist apartments and other applicable regulations.

2. Subject of the contract

The landlord temporarily grants the tenant the use and enjoyment of the tourist accommodation Casa Chato, located at Calle Julieta Orbaiceta, 78 (Urb. Bungalows Playa), Playa Honda (Murcia), Spain, for holiday or tourist use only, for the period and price agreed in the booking confirmation.

3. Maximum capacity

The maximum occupancy is 7 people (2 double beds, 2 single beds and a sofa bed), distributed across 3 bedrooms. Exceeding this limit without the landlord's prior authorisation is expressly prohibited. Breach may result in immediate termination of the contract with no right to a refund.

4. Prices and rates

The current per-night prices are as follows:

The minimum stay is 2 nights. All prices include VAT or the equivalent legally applicable tax.

5. Booking and payment

5.1 Booking confirmation

The booking is confirmed once the tenant has paid 50% of the total stay plus the final cleaning fee and the landlord has sent written confirmation by email.

5.2 Payment of the remaining amount

The remaining 50% must be paid at the latest 30 days before the arrival date. For bookings made less than 30 days in advance, the full amount is paid upon confirmation.

5.3 Security deposit

The 150 EUR deposit is paid together with the total amount or before arrival. See section 6 for refund conditions.

5.4 Accepted payment methods

Bank transfer (IBAN provided by the landlord) and Bizum are accepted.

The deposit guarantees the proper preservation of the accommodation, its furniture and equipment. Within a maximum of 7 days after check-out, the landlord will proceed to:

7.1 Cancellation by the tenant

7.2 Cancellation due to force majeure

In exceptional and unforeseeable circumstances duly documented, the parties will agree in good faith on an alternative solution (date change, voucher, etc.).

7.3 Cancellation by the landlord

If the landlord cancels for reasons not attributable to the tenant, all amounts paid will be fully refunded within a maximum of 5 working days.

8. Check-in and check-out

Upon payment confirmation, the tenant will receive the access instructions. Out-of-hours arrivals must be agreed at least 48 hours in advance.

Cleaning during the stay is not included (unless expressly contracted).

11. Traveller registration

In accordance with Spanish public safety regulations, all guests over 16 must provide their identification details (full name, ID or passport, date of birth and nationality) before or at check-in, for communication to the competent authorities.

12. Processing of personal data

The data provided will be processed in accordance with the accommodation's Privacy Policy.

13. Liability

The landlord is not liable for damage, theft, loss or accidents that guests or their belongings may suffer during the stay, unless directly attributable to the landlord's negligence. Taking out travel insurance is recommended.

14. Applicable law and dispute resolution

This contract is subject to Spanish law. The parties agree, waiving any other jurisdiction, to submit any dispute to the courts of Murcia.

15. Acceptance of conditions

Making a booking implies reading and expressly accepting these General Conditions in full.
